3. Liaise and follow up with the panel solicitors and end-financiers to update the status of the new sales on the signing of SPA & DMC (where applicable) and loan documentation.
4. Prepare letter/ reminder letter to the new sales purchasers on the deadline on the signing of SPA & DMC and payment of balance 1st 10% of the purchase price.
5. Prepare periodical reports on overall sales status of the ongoing new sales cases.
6. Coordinate and follow-up with sales personnel on the issuance of the internal memo to claim for the introduction fees (where applicable) upon compliance of the terms and conditions for such claim.
7. Assist in sales during weekend at the Sales Gallery and/ or site show house (where applicable).

To assist on strata title matter i.e., on all related administration process during and after the submission to the relevant authority including checking through the relevant MOT forwarded by solicitors and to ensure in order for Bosses to execute and to return the duly executed MOT to solicitors to proceed further and others related (where required).

2. To be familiar with the various facilities including Mechanical & Electrical services, support services and other in-house amenities provided or installed in the premises.
3. To be familiar with all the preventive maintenance contracts and agreements by the respective vendors and specialists, sub-contractors and proprietary vendors/ contractors.
4. To assist the Manager, Facilities Management in responding, attending and follow-up on all facilities issues affecting the building/ property.
5. To attend and/or assist in the regular Facilities Management meetings and coordinating all the facilities and/or services in the building/ property.
6. To prepare regular check lists and reports together with the maintenance staff for the building.
7. To carry out regular inspections and surveillance of the facilities and services together with the maintenance staff/ team members.
8. To be involved in planning, organizing, implementing, completing and monitoring all regular maintenance and/or rectification and/or improvement works required or instructed from time to time.
9. To assist the Manager, Facilities Management to prepare and issue all relevant notices and correspondence for preventive maintenance.
10. To counter check through all quotations, bills and invoices for any work being planned or executed respectively; and submit for approvals for purchases and/or payments.

1. Reports to Manager, M&E or any other person appointed by the Head of Facilities Management.
2. Responsible for the maintenance and operation of M&E System of the building and perform frequent inspection and checking of the system is in good working condition at all times and filling of the records such as commissioning, history & inventory.
3. To ensure that the operation equipment such as electrical, air-conditioning, fire protection system and other engineering equipment are operating smoothly and efficiently.
4. To monitor the preventive maintenance program, daily, weekly and monthly checklists /reports as required by ISO standard from the working team ensuring the achievement of all Key Performance Indicators (KIPs).
5. To provide technical knowledge and skill in maintaining HV switch gears panels; HV/LV power transformers; LV main switchboard standby generators in good running condition. Propose or feedback any suggestions to the Manager, M&E on matters pertaining to the operation enhancement of the Department.
6. To provide technical and operational support to the Manager, M&E.
7. Must possess valid Electrical Chargeman BO Certificate & registration of BO Chargeman Certificate under Company with Suruhanjaya Tenaga.
8. Undertake special assignment, ad-hoc functions and related duties as and when required by the management.

i) Duty
– to certify weekly standby generator set test run carried out by Chargeman;

– check and verify TNB electricity billings for Accounts Dept to make payment & all in house KWH meter consumption record;
coordinate with Manager, Facilities Management and Safety Dept during Bomba inspection;
– ensure compliance with Suruhanjaya Tenaga regulations;
– to be present during meetings so that when M&E matters are discussed, can provide valuable and supportive suggestion/view;
i) Maintenance
– to lead Electrical, Air Cond & Facilities maintenance team or contractor to attend, handle and solve Leasing, A&P, Tenants’ complaints / problems; to perform a monthly report such as Technician’s response time, repair time, cases of service order tenants (completed / outstanding / KIV)
– To assist and attend to the maintenance works e.g. HV switch gear operating, breakdown for all UOA building sites as and when required.
– to repair any faulty components for all equipment if any breakdown does happen, record & perform a history record such as frequency of breakdown, downtime, expenses of breakdown repair;
– to identify the problem, prepare a simple BQ, raise a Purchase Requisition and make decision to arrange for a contractor to check and solve the problem; evaluating offers from contractor, recommend and propose a continuous improvement activity to management for reducing the unplanned equipment downtime.
ii) Renovation
– Meeting with Tenants and their Contractors to brief them on the guidelines on Renovation Rules and Regulations relating to M&E matters.
iii) Record
– to give instructions to update the drawings of building if any modification or rectification works have been carried out.
– to record inventory facilities & engineering equipment spare parts, wear & tear consumable parts and maintain high levels of standard and accuracy.
